Bandar Setia Alam Sdn Bhd, a wholly owned company by SP Setia would probably launch it the first 2 of the medium cost apartment project namely Seri Baiduri and Seri Jati.

Both FREEHOLD projects of total 1,648 units were located next to each other. There are 2 more similar projects would launch later on, end of this year.
Precinct 15 was located next to Precinct 11 and 17 or North of Setia Business Park and Setia Commercial Area. It was accessible via Persiaran Setia Perdana. It was only 2 km away from Setia City Mall or only 10 minutes driving away from Setia Eco Park.

For both Seri Baiduri and Seri Jati Apartment, it was Gated and Guarded. The developer also provided Club House Facilities like multi purpose hall, gym room, laundry, cafeteria, other shop, kindergarten, swimming pool, children pool, badminton courts, futsal courts, surau and playground. It also concluded of landscape area and drop-off area for all the apartments.

The developer are trying to sell the unit by balloting before open to Public. There are 2 boxes of Bumi Unit Box and Non Bumi Unit Box. Each ballot will draw each from Bumi Unit Box and Non Bumi Box. Each ballot only can choose one unit of either Seri Jati or Seri Baiduri.
The projects look promising and with the Setia Alam is a enforcing great township, it gotta to be its next level very soon.

Affordable unit from as low as RM 222 and RM 240 per sq feet onwards for a FREEHOLD apartment. The price point of RM 181k and RM 225k onwards were very affordable for all the lower or medium salary home buyers. The investors are trying to sapu as much as possible. It’s remain a clue. It is going to be a BBBBB mode.
The stage of construction is clearing works.

Completion would be 3 years from the date of S&P. It is tentatively launch by June 2012.

Any idea ?

price was used to be RM150K for Jati and RM180k for Baiduri....
the developer already started collecting the balloting cheques, hundreds of potential buyers submitted their cheques to the developer.
then was told their biggest shareholder, PNB interfere, and want the price to be increased, and reserved some block for the PR1MA...

i think sps is trying to leverage the +ve impact of the newly opened Setia City Mall.

At $180k and $225k, the pricepts still affordable for a basic condo, but it may cool down the BBB a bit as this will leave a bad taste to earlier registrants who were expecting lower prices.

Whatever it is, it will be a great news to the Akasia buyers......huat liao!

When exactly are they launching this project? Heard they hv collected over 10,000 registration thus far. Why start so early to collect registration when launching is still far away? Maciam want to enter guiness book msia... :smartass:

launch is expected in jun next month.

early registration is normal as dev would like to gauge the level of public interest in setting prices, ballot or fcfs basis, etc.

How does baiduri and jati compare to akasia, in terms of product specs?

tsf, correct....akasia was launched in 2009 and price was ard $103k. size is 825sf and c/w 2 car parks. less than 250units and most internally taken by SPS staff. this is a +ve cash flow property for early buyers. Subsale now ard $180k depending on floor level.

akasia is an walk-up apmt with no lift and no swimming pool. so i dun expect the specs for this medium low apmt will be on par or higher than SJ and SB condos.
